I-tech is the exclusive provider of real estate data for foothill community real estate agents. Almost 3,800 area agents access the system on a regular basis and contribute listing and sold information to i-tech's ever expanding database. i-tech cooperates with neighboring MLS's and more that 9,000 additional real estate agents who belong to neighboring MLS's access i-tech's database on a reciprocal basis. i-tech's database is the source of active listing information that is fed to local and national consumer websites, including www.realtor.com and Microsoft's www.homeadvisor.com

 


Preparing your home to sell

Creating the best possible impression on prospective buyers can have a significant impact on what your home sells for and how quickly it sells. Here are some tips for preparing your home to look its best.

Outside

  • Sweep the driveway and sidewalks; keep your front lawn well-trimmed.

  • Trim trees or shrubs that might otherwise hide your home from view.

 
  • Add yard color by planting flowers.

  • Clean, stain, or paint the front door.

Inside

  • Clean the garage; make it look spacious and tidy.

  • Brighten interior rooms with a new coat of light, neutral paint.

  • Clean the fireplace and put in fresh logs.

Determining the listing price

One of the most important factors when determining selling price is Market Value. The pyramid graph illustrates the effects of properly pricing your property based on its Market Value. The ideal is to get the best possible price for your property while achieving the greatest possible exposure. As you can see, it's best to price your property within 10% of the Market Value.

 
     

Overpriced homes are not as competitive as those that are well-priced. Such homes are often shown only to help bring offers on well-priced homes in the same area. So it's vital to price your property realistically from the start. Market factors such as the number of homes for sale in a given area, the number that have sold, and the amount they sold for are all important to determine before setting a price.

 
     

Realistically pricing your property will determine the length of time it will be on the market. The most activity and interest in your home occurs when it is initially offered to the market. Real estate agents and buyers are always interested in new listings - even more so when they are well-priced. As you can see from the timing window graph, realistically pricing your home at the beginning of its listing brings much greater results. Take advantage of attracting potential buyers at the peak of interest rather than having to reduce the price later if your property doesn't sell.

 

Offers, Acceptance, Escrow and Closing

Once an acceptable offer has been negotiated with the buyer, here is an overview of the necessary steps to complete the transaction:

  • Continue to market the property for any backup offers that would be negotiated for your benefit.

  • Create a timeline of the contingency dates that must be met by both buyer and seller to ensure an efficient transfer of title.

  • Coordinate and attend all buyer inspections and investigations of your property with advance notice to you to minimize inconvenience.

  • Assist you in the process of completing all required water-conservation and impact-hazard certificates.

  • Protect your interests regarding all subsequent negotiations that may arise as a result of any inspections performed on your property.

  • Act on your behalf as liaison to the Escrow and Title companies to communicate your wishes during the entire period that the property is under contract.

 
  • Meet and provide the appraiser with any and all pertinent information that confirms the value of your property to facilitate the loan process.

  • Monitor every contingency to make sure that the process of transferring title is proceeding on course.

  • Keep you abreast of all status reports pertaining to the sale of your home.
